These days everyone is obsessed with data. Facts. Figures. Percentages. Averages. Medians. Most real estate reports report on data on closed sales that often were contractually negotiated many weeks or months prior to a closing. That kind of data is rather stale in fast-changing markets. Most data we hear or read about is not very reflective of current market conditions.
